We can provide you with a “market appraisal” of your property and advise you on pricing based on various factors including our local knowledge of properties which have been recently sold or are currently on the market, as well as general market conditions.

Before we can place your property on the market and start introducing potential purchasers we need to obtain certain documentation to adhere with Portuguese real estate regulations.  The documents we need are shown below:

  1. Copy of each owners passport or national identity card
  2. Copy of each owners fiscal card
  3. Up to date “caderneta predial” – this confirms the ratable value of the property and is issued by finance department of your local council 
  4. Up to date “certidão de teor” – this is the titledeed from the local land registry which confirms details of the real estate, shows ownership and also any debts or rights against the property
  5. The licença de utilização/construçao – this is the licence showing the property is fit for habitation or has been given permission for construction (properties built prior to 1951 need a certificate confirming that they are exempted from licencing)
  6. The “ficha tecnica” – this is a book which gives the technical specifications of a property and is required for properties completed after 30 March 2004
  7. The “certificado energético” – this is an energy certificate which became a requirement on 1 January 2009
  8. Copy of the last “escritura” 
  9. Floor plans
  10. Full inventory of what is being included in the sale – if the property is being sold fully/partly furnished or includes specific items these need to be listed 

Please note:

If you have a swimming pool, septic tank, borehole or tennis court these also need to be licenced and copies of these need to be on our file.
Most of these documents will either be in your possession or with your lawyer.  However, the energy certificate is a new requirement and we can help you obtain one if you have not already done so. 
Once we have these documents we will prepare the mediation contract for signing and once this is done we will start marketing your property!
Once you have accepted an offer from one of our purchasers you can expect Promissory contracts to be signed within around 14 to 28 days (depending on paperwork being in order, mortgage offers etc) with Escritura to follow in as little as seven days but more likely to be within 30 to 60 days (again depending on paperwork etc).
